**Job Summary**
Responsible, with minimal supervision and the ability to supervise contract agents, for the acquisition of land, land rights, licenses, leases, permits, and other documents necessary for the construction, operation and maintenance of electric transmission and/or distribution lines.

**What You'll Do:**
We are seeking talented and motivated Right of Way Agent to become an integral part of AEP Ohio.
+ **Negotiation with Landowners:** Handle complicated negotiations with landowners (or their designees) for acquiring rights related to the construction, reconstruction, enlargement, or maintenance of electric transmission and distribution facilities. Supervise contract agents as required.
+ **Settlement of Damage Claims:** Settle complicated damage claims with landowners (or their designees) for property damage caused by AEP during the construction, reconstruction, enlargement, maintenance, or removal of transmission and distribution facilities. Supervise contract agents as required.
+ **Property Ownership Research:** Search courthouse and other records to determine current property ownership and interests. Stay knowledgeable about real estate values and appraisal practices; assist the Right of Way Supervisor in establishing fair market values for land acquisition.
+ **Document Preparation:** Draft and/or supervise the preparation of documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase, and other necessary documents for acquiring rights for AEP's electric facilities.
+ **Functional Support to Business Units:** Assist the ROW Supervisor in providing support to other AEP Business Units regarding questions and procedures related to land acquisition.
+ **Court Actions Assistance:** Act as a witness and assist in selecting witnesses and commissioners for condemnation and other court actions involving electric transmission and distribution facilities.
+ **File and Report Maintenance:** Maintain property owner files, maps, drawings, exhibits, and detailed progress reports.
**Where You'll Work**
On-Site at our Findley, OH Service Center (Other possible onsite locations: Bucyrus, Fostoria, Kenton, Lima, Tiffin or Van Wert, OH Service Centers)
**What We're Looking For:**
+ Travel in assigned territory.
+ Strong oral and written communication skills.
+ Capable of walking long distances and or climbing steep terrain.
+ Capable of utilizing all distribution electronic mapping and easement imaging systems.
+ Strong computer skills.

**Right of Way Agent Associate (Grade 5) - $61,647 - $77,057**
+ **Education Requirements:** Associate's degree in business, real estate, engineering, paralegal or related field OR High school diploma and 2 years' experience in right of way procurement, surveying, title research or related fields.
+ **Experience Requirements:** 2 years' experience in right of way procurement, title research, surveying or related field of work. This is in addition to any experience listed above.
+ **Required License(s)/Certification(s):** Driver license.
**Right of Way Agent (Grade 6) - $72,380 - $90,475**
+ **Education Requirements:** Associate degree in business, real estate, engineering, paralegal or related field OR high school diploma and 2 years' experience in the acquisition of real estate and right of way or related field.
+ **Experience Requirements:** 4 years' experience in the acquisition of real estate or right of way procurement, surveying, title research or related type of work. This is in addition to any experience listed above.
+ **Required License(s)/Certification(s):** Driver license and Notary Commission
**Right of Way Agent Senior (Grade 7) - $86,081 - $106,354**
+ **Education Requirements:** Associate's degree in business, engineering, paralegal, real estate or related field OR High school diploma and 2 years' experience in right of way procurement, surveying, title research or related fields.
+ **Experience Requirement:** 6 years' experience in in the acquisition of real estate or right of way procurement, surveying, title research or related type of work. This is in addition to any experience listed above.
+ **Required License(s)/Certification(s) are listed below:** Driver license and Notary Commission.
