**About the Role:**
As a CBRE PropertyManagement Manager, you will be responsible for supervising the teamresponsible for all operational and financial activities of a single propertyor small portfolio of properties.
This job is part ofthe Property Management job function. They are responsible for operatingbuildings on behalf of a client or group.
The PropertyManagement Manager position will support our Global Technology client and isconsidered a high-level role. You willbe required to work on-site in our Austin TX location, Monday - Friday, dayshift hours, managing relationships with Landlords, Directors and Subtenantswhile also managing direct reports. Thisrole will be responsible for multi-sites.
**What You'll Do:**
+ Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
+ Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
+ Oversee day-to-day building operations including HVAC, electrical, plumbing, and life-safety systems.
+ Manage preventive maintenance programs and capital improvement projects.
+ Conduct regular property inspections to ensure quality standards.
+ Coordinate vendor/contractor selection, scheduling, and performance.
+ Ensure compliance with local, state, and federal building codes and regulations.
+ Serve as primary point of contact for tenant inquiries, requests, and complaints.
+ Manage tenant move-ins, move-outs, and buildout coordination.
+ Administer lease agreements and renewals.
+ Maintain high tenant satisfaction and retention rates.
+ Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
+ Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances.
+ Review and approve invoices, purchase orders, and service contracts.
+ Help create programs that will assist the property with emergency recoveries.
+ Prepare all required legal notices for approval.
+ Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
+ Collaborate with leasing agents to market vacant spaces.
+ Provide property tours and market data to prospective tenants.
+ Maintain appropriate insurance coverage.
+ Oversee emergency preparedness and response plans.
+ Manage environmental and safety compliance (ADA, OSHA, EPA).
+ Document and report incidents and claims.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
+ Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
+ Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
**What You'll Need:**
+ Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ CPM (Certified Property Manager) or RPA (Real Property Administrator) designation preferred.
+ Experience managing 200,000+ SF or multi-property portfolios preferred.
+ Familiarity with sustainability/LEED building practices preferred.
+ State real estate license (where required) preferred.
+ Heavy commercial property management background.
+ Commercial property management accounting skills.
+ Strong knowledge of building systems, lease administration, and property accounting.
+ Experience with CAM reconciliations.
+ Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
+ Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
+ Conflict resolution and customer service orientation.
+ In-depth knowledge of Yardi, MRI, Angus and Google Suite.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Extensive organizational skills with a strong inquisitive mindset.
