Job Description

Lifestyle Communities, an award-winning development and management company in the 55+ for-sale sector, is seeking a key addition to their sales team within the Iowa office located in the heart of Des Moines. Lifestyle Communities is at an exciting juncture of growth, with recent expansions into the Phoenix, Arizona and Des Moines, Iowa markets. This key sales team member will be leveraged to bolster awareness of cooperative communities within the Des Moines metro area and provide prospective buyers with key insights on what makes the company's Artessa Living brand a unique and exciting ownership housing choice amongst its peers.

 

The Sales Manager is responsible for managing the buyer journey from initial contact through closing, building relationships with prospects, and helping them find the right home within our new cooperative communities.

 

CORE RESPONSIBILITIEs

  1. Convert Leads into Buyers
    • Implement strategies and proven approaches to sales through coordinated guidance and support from the Director of Sales and Senior Director of Marketing & Sales.
    • Leverage other team member's skill, expertise and experience to bolster buyer's confidence in their decision-making process where and when appropriate.
    • Greet and engage prospective buyers at the Sales Gallery and through scheduled appointments.
    • Conduct personalized community and home tours.
    • Qualify buyers and guide them through the buyer's journey to membership.
  2. Present and Sell Future New Construction Homes
    • Passionately convey the Artessa Living lifestyle with conviction and confidence.
    • Compare the social and amenity attributes of the community that differentiate the Artessa Living experience from other for-sale options.
    • Explain floor plans, pricing, design options, and construction timelines.
    • Assist buyers in the personalization process for their private residence through the selection of finishes, and available enhancements.
    • Prepare and present contracts, agreements and other required documentation.
  3. Manage the Customer Experience through Relationship Building
    • Provide consistent communication throughout the buyer journey.
    • Set clear expectations on timelines and processes.
    • Coordinate with internal teams to ensure timely responses to buyer needs and questions.
    • Connect with influencers, local businesses, and organizations that align with the company's values and purpose, who can further the awareness and reach of the Artessa Living opportunity.
  4. Actively Leverage and Utilize CRM and Related Sales Tools
    • Maintain accurate records of all interactions in CRM software.
    • Track leads, appointments, follow-ups, and sales activity.
    • Ensure all documentation, agreements and contracts are completed accurately and on time.
  5. Lead Local Sales Events and Marketing Efforts
    • Manage and lead the presentation of information at VIP events, open houses, and member gatherings.
    • Collaborate with the marketing team to generate qualified leads.
    • Provide input on buyer trends, competitive activity, and product feedback.

POSITION QUALIFICATIONS

  • Proven experience in residential real estate sales, preferably in new construction.
  • Excellent verbal and written communication skills
  • Strongly self-motivated with the ability to work as well independently as in a team environment.
  • Ability to work some nights and/or weekends and maintain a flexible schedule.
  • Proficiency with CRM tools and digital communication platforms.
  • Ability to utilize applications on a smart phone, tablet, and/or laptop.
  • Proficiency with Microsoft Office and email.
  • Ability to prepare written documentation and complete contract or agreement calculations
  • Dress Code: Appropriate business attire required. Must maintain a well-groomed and neat appearance and dress in a manner that projects a professional image.
  • Real estate license preferred but not required.
