JOB SUMMARY:
The Project Manager will oversee the operations and construction management activities of assigned projects in southeast Pennsylvania, specifically in or near the cities of Harrisburg, Reading, and Scranton. The Project Manager is responsible for ensuring project performance through compliance with safety policies and plans, monitor project budgets, management and coordination of subcontractors, perform quality control checks, and positive client interface. The Project Manager will work with dynamic project teams including project managers, engineers, safety manager, and Solutions Group personnel. The Project Manager will be expected to occasionally travel to the main office in Middleburg Heights, Ohio for meetings.
DUTIES/RESPONSIBILITIES:
Maintain a culture of Safety on all projects; work closely with Brewer-Garrett's Safety Manager to promote and assess safety measures on job sites and address safety compliance with project teams, including BG employees and sub-contractors.
Client interface on projects assigned; responsible for maintaining positive client relationships
Ensure all aspects of the project are compliant with contract terms and legal requirements that govern the project and the community in which the project(s) take place.
Responsible for the project budget and ensuring its' gross profit.
Negotiate and procure materials, equipment, and sub-contractor participation with the assistance of Project Manager Team Lead or Senior Project Manager assigned to the project.
Responsible for all project write-ups and adjustments made throughout the project (re-writes).
Negotiate and close any change orders or additional work scopes.
Review project workflow for adequacy to deliver the project on time. For example: Engineering schedule and approvals, Construction schedule, Submittal reviews etc.
Maintain effective communication among of all project team members.
Internal and external project meetings. Coordination of shop drawing reviews.
Preconstruction meetings, Construction meetings warranty and close out meetings etc.
Ensure all project deliverables for the project are provided to the Project Manager Team Lead or client, as directed.
Ensure that the project is documented with all changes in scope of work including energy-related revisions, developing pricing for said changes and gaining approval from a qualified customer representative, in writing, to provide the additional work prior to providing any effort beyond the sell.
Obtain resources required for project execution such as labor, equipment, tools, inventory, and deliveries from the associated managers.
Develop solutions, with the Team Lead as needed, for issues that may come up on projects.
Occasional attendance at on-site meetings at the Middleburg Heights, Ohio office is expected
Routinely prepare a "cost in place" analysis of installed work.
Report any difficulties affecting the quality of work, issues of safety, customer relations, redemption of gross profit and similar concerns.
Provide bi-weekly, onsite, safety audits for each active project and assure that "job box" safety meetings are properly initiated and maintained.
Monitor project safety and assist the safety manager to ensure a safe environment exists. Insist that all sub-contractors adhere to the same safety criteria.
Review the basis of the energy guarantee, if required, and report any discrepancies to the energy auditing department.
Work with the accounting department to ensure timeliness of project billing
Schedule and direct the commissioning of all installed systems nearing project completion with engineering, automation, auditing, and the owner's representative.
Prepare required project related training materials/aids and conduct all required owner training sessions.
Assure all project related documents of record, as-built drawings, operating manuals, warranty certificates, commissioning records, balance reports, owner acceptance sign-off, and similar materials are filed with pertinent copies delivered to the owner upon project completion.
Assist in any effort related to the department such as "take off" and estimating needs, meeting attendance, procurement, sales, and similar activities.
Meet with building inspectors to complete final inspections and gain system acceptance.
Establish, monitor, communicate, update, and maintain project schedules utilizing industry standard scheduling methods.
Explore, develop, and implement strategies to self-perform and /or outsource the project to achieve the project's objectives of price, schedule, and quality, including writing scopes of work (SOW), Requests for Quotes (RFQ's) and managing competitive bid processes between vendors and sub-contractors.
Review project costs with the Project Manager Team Lead or Senior Project Manager to ensure budgets are maintained by knowing and documenting progress against estimate, routinely documenting and calculating estimated cost to complete, and project profitability.

QUALIFICATIONS:
Bachelor of science degree in Construction Management, Engineering, or Project Management preferred
Minimum of 3-5 years of construction project management experience. Experience with commercial/industrial electrical, controls, or mechanical contractor engaged in MEP related work; or related construction site work experience.
Must have current OSHA 10-Hour or OSHA 30-Hour Certification
Valid driver's license and current auto insurance coverage
Reliable transportation to travel to customer sites and to meetings
KNOWLEDGE, SKILLS & ABILITIES
Strong understanding of mechanical, controls, electrical and construction means and methods associated with the renovation of commercial and institutional buildings and/or similar facilities

High level of proficiency with spreadsheets, scheduling, budgeting, Excel, Microsoft office suits, Adobe PDF, and other software used in the construction industry
Familiarity with Microsoft Project, Procore, Primavera P6 scheduling, and OFCC OAKS software experience is a plus

WORKING CONDITIONS
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. Appropriate PPE is required.
Must be able to drive and travel to various locations, local, regionally, and outside of the state of residence.
