Job Description
Oakbrook Corporation is looking for a Property Manager to join our team at Tennyson Ridge Apartments in Madison, WI. Tennyson Ridge is a three-story, 72-unit community built in 2017. This is a great opportunity for someone who enjoys being hands-on, building connections, and creating a place residents are proud to call home.

At Tennyson Ridge, this role goes beyond just managing a property-you'll be the person residents know, trust, and turn to. We're looking for someone who takes pride in their work, enjoys working with people, and brings a thoughtful, steady presence to both residents and the team. If you enjoy staying organized, solving problems, and leading by example, this could be a great fit.

What You'll Do
  • Oversee the day-to-day operations of the community, always with a focus on the resident experience
  • Lead marketing and leasing efforts in alignment with Fair Housing guidelines
  • Coach, support, and develop your on-site team to help them succeed
  • Ensure full compliance with Section 42 / LIHTC requirements, including certifications and audits
  • Manage move-ins, recertifications, income and asset verifications, and file integrity
  • Prepare and oversee budgets, financial reporting, and invoices
  • Monitor occupancy, delinquency, and collections, taking proactive action when needed
  • Coordinate inspections with state agencies, investors, and compliance partners
  • Partner closely with maintenance to keep the property safe, clean, and well-maintained
What You Bring
  • Proven experience in residential property management
  • Strong knowledge of Section 42 / LIHTC compliance (preferred)
  • Experience managing certifications, audits, and regulatory requirements
  • Previous leadership or supervisory experience
  • Strong communication, customer service, and problem-solving skills
  • Financial acumen, including budgeting and reporting experience
  • Comfort completing property inspections (with or without reasonable accommodations)
  • Experience with property management software or similar systems
  • Valid driver's license

You'll have the support of a collaborative team, the trust to lead your property, and the opportunity to grow your career within a well-established organization.
